Located in the Orlando, Florida suburb of Saint Cloud, Canoe Creek Lakes consists of 518 single family homes. The subdivision is convenient to shopping, schools and major roads. Florida's Turnpike has a northbound on ramp and southbound off ramp about a mile outside of our Northwest entrance.

The Canoe Creek Lakes subdivision opened in 1993. After a total of 14 phases, the final homes were completed in 2006. The builders of the homes in Canoe Creek Lakes were as follows:  Mercedes Homes, John Davis Construction, and Americas Homes, along with some smaller builders.

Deed Restricted

Canoe Creek Lakes is a deed restricted community, meaning that there are certain rules and regulations in place to protect the quality of life in the neighborhood as well as home values.

By buying in this subdivision, you have already agreed to follow the recorded documents containing the rules, regulations and procedures. In addition, you have agreed to pay your annual homeowners association dues. 

In Canoe Creek Lakes, we have 11 ponds and many small parcels of land, plus three entrances.  All of these are maintained by the HOA.  In addition, the HOA maintains common area fences, plantings, lighting and irrigation.
